CLADDING REPLACEMENT
31 Market is a 35-Level office building with excellent natural light and stunning views. The building has a unique leafy outdoor courtyard and is surrounded by outstanding and convenient on-site retail amenity. Located in the heart of the CBD, 31 Market Street is in close proximity to Town Hall train station & buses as well as QVB and Pitt St Mall shopping and café/restaurant precincts and is equipped with new End of Trip facilities.
Spectrum Property & Projects were engaged by Mirvac as Project Managers to oversee the replacement of combustible cladding at 31 Market St, Sydney, NSW. Working collaboratively with the City of Sydney Council, Mirvac developed a risk mitigation strategy for the replacement of cladding via agreed terms for a Building Product Rectification Order.
The first stage of works involved the replacement of external cladding to minimise risk to the childcare centre located on the Level 2 podium. Cladding was replaced across street level awnings and fascias, up to the underside of Level 3 columns and spandrels. The project was delivered with minimal disruption to building tenants – the childcare remaining fully operational despite works being undertaken in their external play areas. In conjunction with our project partners, Buildcorp successfully delivered this project on a construct-only basis.

Key Objectives and Constraints
- Assess the Fire safety Risk posed by the external wall cladding on the building.
- Take relevant constraints into consideration, including planning controls, tenants, and neighbouring residents.
- To remove all non-compliant combustible cladding from the building.
- To ensure adequate fire safety or fire safety awareness to prevent fire, suppress fire, or prevent the spread of fire or to ensure or promote the safety of persons in event of fire.
- COVID related regulations and restrictions.
Outcome
- Replacement of non-compliant Aluminium Composite Panels (ACP) to several areas on the façade.
Summary Results
- Installation of compliant and fire rated facade panelling to the building.
- Project completed with minimal impact to tenants and surrounding residents.
- Upgrades to ground place area including landscaping, lighting and façade.
