LIFT REFURBISHMENTS and UPGRADES
40 Miller St is an A-grade commercial asset including 10 levels of office space with large floorplates and a floor-to-ceiling glass façade. The building has recently gone through multiple refurbishments and upgrades, including a new ground floor lobby and End of Trip facilities.
As part of the base building upgrades, Mirvac allocated funding for the full modernisation upgrade of the four existing passenger lifts by Kone Elevators. These lifts service all levels in the building, including basements. The project entails the full refurbishment of lift car interiors and a new Lift Destination Control System (DCS). The construction phase of the project is currently underway with almost 50% of lift cars commissioned under the project management of Spectrum.
In addition to the lift upgrade initiative, Spectrum managed a full upgrade of the base building security, fire intercom syatem and access control system. The new security and access control system incorporates digital technology which facilitates alignment of all aspects of the building security moving forward. The initiative involved provision of a High-Level Interface (HLI) allowing continuous integration with the Kone Access and DCS System.
Spectrum managed the consultant procurement, detailed briefing, design development, tender, removal of redundant security system infrastructure and installation of the new security system for the building as well as integration with the lift upgrade project.

Key Objectives and Constraints
