CLADDING REPLACEMENT
Developed by Mirvac in 2006, One Darling Island Pyrmont is an A-grade office campus comprising of six office floors with Google Australia as the major tenant, along with two basement levels of parking. Situated on the Sydney CBD fringe close to the waterfront, the building features large floor plates of more than 4,400 square metres each and has achieved a 6 Star NABERS Energy rating.
Spectrum Property & Projects were engaged by Mirvac as Project Managers for the Façade Upgrade Works at One Darling Island Road, Pyrmont NSW following The Department of Planning & Industry order relating to combustible cladding replacement within the precinct.
The works primarily involved the replacement of external cladding, however also included a refresh of external finishes and improvements to the recently completed ground plane refurbishment. The project completely transformed the building aesthetic and ensured that all external combustible cladding was removed. These works were delivered ahead of programme and with minimal disruption to building tenants.
In conjunction with our project partners, Built successfully delivered an overhaul of external materials finishes on a design and construct basis.

Key Objectives and Constraints
- Assess the fire safety risk posed by the external wall cladding on the building.
- Take relevant constraints into consideration, including planning controls, tenants, and neighbouring residents.
- To remove all non-compliant combustible cladding from the building.
- To ensure adequate fire safety or fire safety awareness to prevent fire, suppress fire, or prevent the spread of fire or to ensure or promote the safety of persons in event of fire.
- COVID related regulations and restrictions.
Outcome
- Replacement of non-compliant Aluminium Composite Panels (ACP) to several areas on the façade.
Summary Results
- Installation of compliant and fire rated facade panelling to the building.
- Project completed on program with minimal impact to tenants and surrounding residents.
- Upgrades to ground plane area including landscaping, lighting and façade.
