BASE BUILD UPGRADES and OFFICE FITOUT
Spectrum Property and Projects (Spectrum) were engaged by Charter Hall to manage base building upgrade works to 1 Martin Place, Sydney NSW. Charter Hall’s objectives were to engage an experienced project management company to collaborate and coordinate a detailed project brief, finalised scope, and design, to ensure the asset remains competitive in the leasing market.
The A Grade commercial property is positioned on a prominent CBD site with two street frontages to Pitt Street and Martin Place. The new Martin Place Metro Station, anticipated to open in 2024, will be located diagonally opposite the property. The works included a bespoke front of house fitout for the Charter Hall Head office across Levels 18, 19 and 20, featuring a new connecting stair atrium, in addition to amenity and lobby upgrades. The project was successfully staged, to allow Charter Hall to continue operations throughout the project.

Key Objectives and Constraints
- New updated bathroom design and amenity standards to all floors.
- New on floor lift-lobby design and use experience to all floors.
- Develop a technology master plan to incorporate the latest technology into 1 Martin Place such as further ICN integration, touchless lifts and expansion of the Smart Bathroom Technology.
- Occupied tenancy throughout duration of works.
